Smart Tech

Smart Spaces will be installing a smart platform for Aviary which not only provides the softer services for occupiers such as a community via a building social media platform, but also allows us to manage more efficiently some of the harder services such as access into buildings and energy saving through integrated building intelligence.

We believe having a smart platform integrated into the design is the only way of improving the efficiency and sustainability of a building.

Smart Spaces work by installing a smart sensor into every electrical component in the building from the outset – lighting, HVAC, power, security, fire, blinds, access.

This is all done from a very user-friendly app that can be downloaded on phone, tablet or PC.

Environmental Credentials

Following completion the building will also be one of the most sustainable in the city centre with a clear path to be net zero carbon in operation by achieving a NABERS 5 star rating.

The project reflects a responsible and balanced approach to development by substantially refurbishing an existing office building rather than demolition and new build. As such the level of embodied carbon in the existing structure supports a much more positive sustainability assessment.

In order to support our sustainability strategy the design team have chosen a number of sustainable materials within the finishes of the scheme.

Reception Desk

Main material is PaperStone which is a unique material made with FSC certified recycled paper cardboard combined with a patented phenolic resin. It is stripped and layered, pressed, and bonded to form a solid surface material that can be reused and recycled at the end of its life.

Bespoke timber furniture, Forest & Maker

They source their timber from suppliers and forests that are licensed by “Grown in Britain, the Forest Stewardship Council (FSC) and the Programme for the Endorsement of Forest Certification (PEFC).”

Smile Plastics to kitchenettes and vanities in the changing rooms.

Smile Plastics production is an inherently circular process, being made of 100% recycled plastics. Single use plastics are ground down and bonded creating unique and visually stunning plastic panels.The panels are built for longevity but at the end of their life can be recycled again.

Dekton cladding

A 100% carbon neutral product - external cladding material to the new pavilion, Dekton panels by Cosentino. This product is completely carbon neutral from cradle to grave.

Tarkett flooring – gym and amenities


Tarkett are dedicated to creating inherently sustainable flooring products,. One of the many ways they achieve this is through a recycling scheme; recycling old carpet tiles and vinyl flooring then used to create new flooring.

Kriska Décor

Feature ceiling in Reception. The decorative chain links are made with 20% recycled aluminium and at the end of their life can be fully recycled without quality loss.
